Acquisitions advisory services:
Our acquisitions advisory services consist of the following main points: search, analysis and the completion of transactions.
Search: Surveying and presentation of relevant properties that fall under the investor’s investment strategy and required returns.
Analysis: Relevant properties surveyed via the search process are presented to the client in the form of a comprehensive analysis which contains facts about the property, market analyses, value drivers, risk elements and a complete investment model / cost estimate.
Bidding process and contract of sale: If the client decides to acquire the property, we provide assistance during the bidding process. This phase includes the preparation of bids with the necessary reservations, coordination of the due diligence process, obtaining external financing offers and negotiating contract conditions.
The facilitation of direct investments in property is a form of investment which is often referred to as syndication or project financing. Malling & Co Property Partners facilitates projects for investors, and invites investors to invest in a company established in connection with the relevant project/property. The project companies are established with a share of external financing and a share of capital from the investors. Malling & Co Property Partners has extensive experience of facilitating projects for professional property investors and has ensured solid, risk-adjusted returns for investors.
In April 2016, Malling & Co Investment Management established Malling & Co Eiendomsfond. The fund is unmortgaged and invests in low-risk commercial property in the largest cities in Norway. The fund only approaches professional investors. Malling & Co Investment Management is registered as a property manager with the Financial Supervisory Authority of Norway.
Asset management involves establishing objectives, strategies and business plans for optimising the value of real estate investments, and following these up with associated adopted action plans. The main elements within asset management are the follow-up and implementation of the business plan to achieve the company’s yield targets. The asset manager is also responsible for providing advice, reporting to investors, and the coordination of other involved parties.
